
Just three blocks from Main Street, One 11 brings a new rhythm to the downtown Bozeman experience. Designed by SMA for HomeBase Partners, this five-story, 121-unit mixed-use building blends urban energy with residential ease.
One 11 isn’t just a place to live – it’s a place to belong. From young professionals to MSU students to empty nesters drawn to the heart of the city, the building offers thoughtful amenities for every lifestyle: a resident lounge, fitness and yoga studios, a second-floor courtyard, ski and bike storage with a custom workbench, and flexible meeting rooms. Ground-floor tenant spaces were strategically designed to activate the street and serve both residents and the surrounding community.
SMA led the project through a complex approval process with confidence and clarity. The result is a well-received, future-forward residence that meets Bozeman’s growing needs while contributing to a more walkable, vibrant downtown. This impact was delivered through a two-phased approach – phase one prioritized the building’s residential units, flexible lifestyle amenities, and the appeal for modern urban living, while phase two introduced additional tenant units and activated the street with a ground-floor café and retail space.
